Professional Consultant Certificates

A Professional Consultant Certificate, sometimes known as an Architect’s Certificate or CML Certificate, is a formal document that confirms a construction project has been built in accordance with the approved drawings, specifications and Building Regulations.

It is issued in line with the Council of Mortgage Lenders (CML) standard and is widely accepted by mortgage lenders and warranty providers as an alternative to a structural warranty such as NHBC.

Warranty providers such as NHBC and LABC without doubt serve their place, but actually, for some they can become complex and expensive which is when a PCC can help.

It’s Requirements

The certificate is often required when selling, mortgaging or renting a newly built or converted property, providing assurance to buyers, lenders and solicitors that a qualified professional has inspected the works at key stages throughout construction and that the property has been completed to a satisfactory standard.

Here at Studio 3, as a Chartered Practice we are able to issue Professional Consultant Certificates for projects across Shropshire, Cheshire and Wales, whether we have led the design from the outset or have been appointed specifically to monitor and certify construction being delivered by others.

Our service includes pre-construction review of your drawings and specifications, regular site inspections at critical construction stages, interim certificates to support stage payments where needed, and the final Professional Consultant Certificate on completion. The certificate remains valid for six years from the date of practical completion, providing ongoing reassurance to you and any future owner or lender.

It is important to note that a Professional Consultant Certificate cannot be issued retrospectively, so it is essential to appoint your certifier before construction begins. Ask us about Professional Consultant Certificates for your project.
