Our Services

Providing you Design, Planning and Project services;
Concept to Completion

We worked with Studio3 for our last project and they did not disappoint! We had the pleasure of dealing with Harry and Ash who were both professional and personable. Their communication regarding the project was excellent. Any questions were answered effectively and efficiently. Nothing was too much trouble and we felt their eagerness to help us.

We got to visit the beautiful new Studio3 office, a welcoming and enjoyable experience in itself with a family run business vibe.

We are extremely pleased with the service and the results. We would not hesitate to recommend them to others and are looking forward to working with them in the future. If you are considering working with them for your next project, do not hesitate any longer!

Sarah Beedles

We engaged Studio3 to create a number of plans for a property we were going to renovate/rebuild, and to provide us with planning advice and assistance. Harry’s design ideas were exceptional. His vision and creativity are amazing. He totally nailed the brief we gave him and yet brought so much more to our own ideas. We were particular impressed about how practical Studio3’s approach was to the project; their construction and materials knowledge; and their strategy to work with the local planning authority. We would not hesitate to use their services again, indeed, they would be our first port of call.

What we do

At Studio3 we offer a complete architectural service, from initial feasibility and planning strategy through to detailed design, Building Regulations and on-site delivery.

Whether you are extending a family home, building a HQ, converting an agricultural building or developing a new build property, we bring together architecture, planning expertise and property knowledge to guide your project from the first conversation through to completion.

Our involvement is always tailored to what you actually need, whether that is full project management or focused support at a particular stage.

What sets us apart is the way we work. Harry leads every project personally, drawing on over twenty years of experience and a planning approval rate consistently above 97% to deliver considered, creative design that also achieves results.

Before we start, we take time to understand your brief, your budget and your ambitions, and we stay honest with you throughout, our advice is always grounded in experience rather than theory.

The result is a service that feels genuinely personal, because it is.

1: Consultation & Project Proposal

Every successful project starts with the right conversation. Whether you are planning a home extension, a new build, a barn conversion or a commercial development across Shropshire, Cheshire or Wales, our first step is always to understand your vision, your site and your budget. Harry leads every initial consultation personally, offering honest, experienced advice with no obligation. From there we prepare a tailored project proposal setting out our recommended planning route, our fee structure and exactly what to expect at every stage. Get in touch to arrange your free consultation.

2: Feasibility & Concept Design

Before committing to a full planning application, it is worth understanding what your site and budget can realistically deliver. Our feasibility service gives you a clear, considered view of the opportunities and constraints of your proposal, alongside initial concept design options in both 2D and 3D. Whether you are exploring the potential of a rural plot in Shropshire, considering a Class Q barn conversion, or looking at extending a listed property in North Wales, our feasibility work gives you the confidence to move forward with clarity. Ask us about a feasibility study for your site.

3: Pre-Application Planning Advice & Strategy

For more complex sites or sensitive locations, engaging with the Local Planning Authority before submitting a formal application can significantly reduce risk and improve your chances of approval. Our pre-application service manages this process on your behalf, preparing supporting documentation, coordinating your planning strategy and establishing the Authority’s position in confidence before any public submission is made. This is particularly valuable for sites outside development boundaries, within Areas of Outstanding Natural Beauty, or involving heritage assets and listed buildings across Shropshire and Wales. Speak to us about pre-application advice for your project.

4: Planning Application Design & Submission

Our planning application service covers everything from the development of your architectural drawings and supporting documentation through to formal submission and coordination with the Local Planning Authority. Working across Shropshire Council, the various Welsh planning authorities and beyond, we have a consistent track record of securing planning permission for residential extensions, new build dwellings, agricultural conversions, barn conversions, listed building consents and commercial developments. Every application is prepared and managed personally by Harry, drawing on over twenty years of experience and a planning approval rate consistently above 97%. Find out how we can support your planning application.

5: Building Regulations & Approval

Once planning permission is secured, the next stage is producing a detailed set of construction drawings sufficient to satisfy Building Control and form the basis of your contractor tender. Our Building Regulations service covers structural coordination, construction detailing, material specification and the preparation and submission of your Building Control application. Where appropriate, we structure these drawings as trade-specific packages, making pricing, procurement and on-site coordination as straightforward as possible whether you are appointing a main contractor or managing the build yourself. Talk to us about your Building Regulations drawings.

6: Contractor Tender & Procurement

Finding the right contractor at the right price is one of the most important decisions of any project. We prepare a structured tender package, issue it to suitable contractors on your behalf and help you assess the returns so you can make an informed appointment with confidence. For clients sourcing trades directly or managing their own build, we can also prepare element-specific packages covering electrical, boarding, joinery and other key components, each complete with specifications and schedules to help you compare prices accurately and coordinate work on site. Ask us how we can support your tender process.

7: On-Site Support & Project Delivery

Our involvement does not stop once your contractor is appointed. From periodic site inspections and technical queries through to full contract administration and project management, we tailor our on-site service to suit your needs and your budget. Under our Property division, we also act as project managers for clients who prefer a fully managed build, coordinating sub-contractors, procurement, programme and site delivery throughout. Whether you need us regularly or just at key stages, we remain available and involved for the duration of your project across Shropshire, Cheshire and Wales. Get in touch to discuss on-site support for your build.

8: Principal Designer – Construction Design & Management Regulations 2015

A Principal Designer is the person responsible for planning, managing and coordinating health and safety during the design stage of your project, making sure potential risks are identified and designed out early, before construction begins on site. The role is required whenever your project involves more than one contractor, which in practice means most building works beyond a straightforward single trade job. Here at Studio 3 we fulfil this role for you as part of our services, meaning you do not need to appoint a separate consultant or worry about the compliance side of things yourself. We prepare and maintain the required health and safety documentation, coordinate information between your design team and consultants, and make sure everyone involved in your project has what they need to work safely. We also liaise directly with your contractor once construction begins, ensuring a smooth and well managed handover from design into build. For clients using another designer or managing their own build, we can also act as Principal Designer independently, bringing our experience across Shropshire, Cheshire and Wales to make sure your project meets its legal requirements without the stress.
